Do you have a Swimming Pool or Spa?

With over 300,000 backyard swimming pools in NSW, swimming pool safety is a vital issue that affects the whole community.
From 29 April 2015, all properties with either a swimming pool or spa pool that are sold must have a valid swimming pool 'Certificate of Compliance'. If you are intending to sell you property around this time please ensure you contact your local council or an accredited certifier under the Building Professional Act so they can conduct an inspection. Originally, this date was 29 April 2014 which the below fact sheets reflect however the Office of Local Government announced this requirement has been delayed for one year as there has been legitimate concerns about the state of readiness of councils, accredited certifiers and owners of swimming pools. It is expected there will be a high inspection failure rate therefore the time from the first inspection to a compliance certificate could take up to three months.

First Home Buyers

First Home Buyers who purchase or build a new home may be eligible to receive $15,000.00 under the First Home Owners Grant (New Homes) Scheme. From 1 January 2016, the current grant of $15,000.00 will reduce to $10,000.00 for all Contracts with an exchange date of 1 January 2016 or later.

Under the First Home – New Home Scheme you may also be eligible for either a stamp duty exemption or concession. New homes valued up to $550,000 will receive an exemption on stamp duty where properties valued between $550,000 and $650,000 concessions are available.

Eligible purchasers purchasing a vacant block of residential land to build their home will pay no duty on land up to the value of $350,000 and will receive concessions on duty for vacant land valued between $350,000 and $450,000.
